We calculate an indicative cost for your preferred design. We will also break the price down into the relevant building phases so you know what is a realistic price for each building phase.
We will help you to identify items that you can purchase direct from trade manufacturers and suppliers. These larger items include fitted kitchens, bathrooms, bedroom furniture, bi folding doors etc. This avoids the markup added by retailers and builders, passing the savings to you.

It is important to know the likely building costs for your project so that you can plan your budget accordingly. Obviously, we can work with you to adjust your design to reflect the budget changes you need. That may be as simple as adjusting some of the building materials to be used or changing only some of the initial design. Either way is better to know immediately that you need to change your design rather than incurring tiime and expense in going out to tender oblivious to this.
The specification is an important document and forms part of your contract with the builder. We will produce this to communicate your preferences and instructions to the builder regarding the whole build. The overall purpose of a Building Specification is to define the requirements for project execution regarding installation, materials, products, procedures and quality aspects. Without this document, your builder is free to build to suit him which could cause inconvenience for you and your family.
A professionally prepared tender document is essential to ensure you receive accurate, like for like, quotations from the builders you invite to price your project. Without this, you could see huge differences in quality, costs, materials and timelines as the builders can, for example, build a two story rear extension with a multitude of variables. We will prepare pre-tender documentation for your project and send this to you for your approval of its contents. Remember this is your tender pack and is used as the document the builders will be asked to use to provide a competitive tendered price which is to be returned before or on a specified date. We will exclude the larger items that you can purchase in your own name such as fitted kitchens, bi-folding doors, etc. We will introduce you to our trade contacts, manufacturers, and trade discounts saving you stress, time, and money. We also invite you to add any builders you may know, possibly builders that have worked for you before or for family members or work colleagues. Recommended contracts are the best to use. If you do not know builders we can recommend trusted builders from our network and or help you find builders whom we will invite to tender your project.
We will review all the returned tendered prices back from the builders and comment on where we think builders are too high or too low. We are happy to approach builders that you liked and go through their tendered prices for each building phase of the contract. As we also will have broken down the building phases into individual prices we can send them our computation for any of the building phases we are unsure of. We can then ask the builders to resubmit their tendered price with adjustments to bring their price back in line with our quantity surveyors’ breakdown of building phases. Once we agree on the price with the builder of your choice we will move forward to Step Three – Due diligence and completing checking all the documentation provided by your builder so you can proceed and sign contracts with confidence.
