This range of services has been introduced and is offered on a pick and mix basis. We explain each of the services, and many of the services offered were introduced because our existing clients asked for each of the services as no one offered a range of services we can now offer.
To make it as easy as possible we go through each service and explain the benefits and how these services can pay for themselves by preventing you our client from making mistakes. Upon receipt of your order, we will email you a questionnaire for you to fill in and send back prior to the day we are due to survey so most of the questions are surveyor is likely to ask.
Typical questions like, what type of extension are you considering, why you feel you need the extra space, your proposed budget you the project, is your property freehold or leasehold, etc
The form is interactive, and we will also ask you if you really want to get involved with your design to down any items you may have seen on websites such as Pinterest. Extension features you liked, kitchen styles, flooring, decoration details the more information you attach to the form the more we can personalise your design. Your input is vital and appreciated if you have the time.
Don’t worry if you don’t have the time to fill in the form as our surveyor will fill in the form with you during the survey and property appraisal.
We use state-of-the-art technology and capture all the information we require using only a tripod and 3D camera to photograph and scan your property.
We ask for access to all rooms so we can produce not just a floor layout of the physical effect areas but of the complete property. We do this so we can plot the structural integrity of the property and along with this, we are gathering key information that your structural engineer may require which keeps your costs down as he will have facts and not have to make assumptions.
The benefit to you is that you get a scaled plan of the whole of your property and access during the design stage of your property’s 3D scan. Our clients tell us that being able to access the scan on their mobile devices can be handy when in furniture stores and DIY outlets.
We would recommend allowing three hours for a full survey and this would allow time for filling in the questionnaire that you may or may not have had time to complete prior to the survey meeting.
During the survey, our surveyor will look for potential problems that need to be addressed prior to submitting your planning application and engaging the services of a building inspector.
You may have a row of hedges near where you intend to excavate foundations. If these are not removed before you engage a builder and ask the building inspector to inspect the foundations then the building inspector is within his rights to request the builder to go deeper with the foundations. This would be a legitimate extra cost that the builder would charge you.
By making potential areas of concern list, we can highlight such problems so they can be addressed at the appropriate time.
Following the survey:
With all the information gathered we then arrange a meeting to discuss your project via a screen sharing session or any other media, you prefer What’s App, etc.
Using the information already recorded at the survey stage we will match all the data with our database with over a thousand designs. Held in our portfolio and within a budgeted price.
We will be happy to show you similar designs matching your criteria and often with just a few amendments may well be the design you may wish to approve. Saving you time and additional expenses.
Don’t worry if we cannot find a design you wish to approve from our portfolio as you can use our optional design service where we will produce bespoke designs for your consideration and approval.
Our portfolio of designs can be viewed in 2D and 3D formats making it very easy to understand. This allows you to get involved with the design process.
Once we agree on the design and your personalised brief we can proceed to the next step of producing your drawings.
Throughout this stage, we will be calculating indicative costs to ensure your budget matches your design-build costs.

We work out the indicative building cost for your proposed build, the type of price a builder is likely to charge for your design. This is a FREE service we offer our clients. This is to ensure that the design we submit is in alinement with your budget.
We do not charge extra for this service it is something that our clients find very helpful, and as ex-builders we are happy to help.
Once you have approved your Scheme and Drawings, we register as your Planning Agent and submit your planning application via the Electronic Planning Portal.
A planning application or an application for a certificate of lawfulness (if applying using your permitted development rights) usually takes 6-8 weeks. We keep you updated on a weekly basis.
You will need to pay your Local Authority directly for the Planning Admission fee.
– They will contact you directly, usually within a week of the Planning Application submission.
– The invoice will be sent directly to yourself for their fees (currently averaging at £231 – Oct 2020)

You will note Building Regulation Drawings are different from Planning Drawings as they include all of the technical details i.e. notes/sections, which are never included in Planning Drawings. These are the drawings which your builder will require in order to give an accurate costing for the build.
The importance of ensuring all of your contractors (including your Planning & Building Regulation drawers) have Professional Indemnity Insurance
Having run my own building company for more than 27 years, I am all too aware of the consequences of consumers working with contractors that do not purchase insurance to protect their customers. Almost all of the horror stories that we have all heard of could have been avoided if the customer had checked their contractor had adequate Liability insurance in place. That includes companies that offer architectural or drawing services. Poor quality Building Regulation drawings can send the builder and customer on to a collision course. Most homeowners do not 100% understand the finer details of the drawings and unknowingly allow their building to build from them. Sadly, many Planning and Building Regulation drawers end their involvement with the project immediately after producing the drawings leaving the client and builder at loggerheads when the builder builds to the specification and the client says it is not what they wanted.
It is for this reason, Home Extension Advisory Service ensures we produce high quality drawings to obtain Planning and/or Building Regulation approval and we stay by your side, offering telephone technical support to you and your builder, until your project has been completed.
We start with your existing property and your brief

Proposed Dining Room – Initial design: This image is a view from the Kitchen looking into the proposed dining room. The room has been created by dividing the existing living room and dining room into 3. The first being a larger living room (see floor plans) while the second splits the existing dining room in two, creating a utility room accessed from the Hallway and the proposed dining room accessed from the kitchen. We feel this layout makes the property flow much better.

3D designs can save you thousands of pounds as they will show you exactly what is in your 2D design allowing you to make changes pre build.
We always allow for a final one hour session to make final amendments, if required. Our aim is to make sure the design you sign off on is 100% what you want.
Many of our clients ask us to covert their 3D Visualisations in to a 3D Virtual Tour.
This way they are able to walk around and ‘Test Drive’ their designs to make sure they have got it right.
