We try and help you to find a design to use from our database, saving you money on design fees.

Steps Two and Three – Finding the right builder at the right price and preparing all the documentation:

Once we receive the Structural Engineers designs and calculations, we can work out the correct indicative costs and attain accurate costings for each building phase. So, if we receive builders tendered prices back, we have the information to negotiate the builder’s price down sometimes by £1000’s.

We advise you how to save on items you will need to purchase.
These are usually the more oversized items like fitted kitchens, bathrooms, and bi-folding doors. The list can go on and on with floors, wall tiles and garden decking etc. We introduce you to our trade suppliers and manufacturers giving you access to them and further access to our trade discounts subsequently saving you on £1000’s.

We will identify the builder best suited for your project ensuring they are in alignment with your budget and personal needs.Before signing any contracts, we will ask him to visit your property to complete a due diligence checklist which will consist of items such as excavating trial holes to check the ground conditions etc… By carrying out these due diligence checks from the beginning, we can save you, in some cases, £1000’s as we mitigate potential problems and address them before they become costly.

We write your specifications for the works and instruct the builder to erect a temporary screen and build a temporary kitchen complete with a washing machine, so you and your family can live comfortably isolated from the construction work.
